Driveway Sealing in the Lower Mainland

Sealing is what makes a cleaning last. It closes the pores in the concrete so water, oil and moss spores can't take hold — and it keeps the colour from washing out over another wet winter.

Concrete is far more porous than it looks

A driveway feels like solid stone, but the surface is riddled with microscopic capillaries, and they draw water in readily. Everything dissolved in that water comes along — road salt, engine oil, tannins from leaf litter, and the spores that become next year's moss.

In this climate that sets up a slow cycle of damage. The concrete absorbs water through a wet autumn, we get a cold snap in January, the water in those pores freezes and expands, and each cycle opens the surface up a little more. That's what surface scaling and spalling actually are, and it's why an unsealed driveway looks progressively rougher and greyer every year rather than simply getting dirty.

A sealer puts a barrier at or just below the surface and interrupts the whole sequence.

Which sealer is right for your driveway

There's no single best option, and the honest answer depends on what surface you have and what you want it to look like.

Penetrating sealers (silane / siloxane)

These soak into the concrete and react below the surface rather than forming a film on top. The driveway looks exactly as it did before — no sheen, no colour change — but water beads off it. Because there's no film, there's nothing to peel, wear through or turn slippery, and the concrete still breathes. For plain broom-finish concrete in a freeze-thaw climate like ours, this is usually the right choice.

Film-forming acrylics

These sit on top and give a light sheen with a noticeably richer, wet-look colour. On exposed aggregate and stamped concrete the difference is dramatic — the stone comes alive in a way a penetrating sealer won't deliver. The trade-offs are that films wear in traffic lanes and need recoating sooner, and they can be slick when wet unless a grit additive is mixed in, which we do as standard on any slope or walkway.

For interlocking pavers, the sealer also binds the sand in the joints. That stops the joint sand washing out in heavy rain, locks the pavers against shifting, and takes away the seedbed where weeds and moss establish. On a Lower Mainland paver driveway this is usually the single most worthwhile thing you can do to it.

How we do it

  1. Clean thoroughly first — always

    Sealing over dirt, oil or moss locks it in permanently, and the only way back out is stripping the sealer. Every sealing job starts with a full pressure wash.

  2. Treat the stains

    Oil, rust and tannin staining get specific treatments while the surface is open, because once it's sealed nothing further is coming out.

  3. Let it dry completely

    The step that gets rushed most often and matters most. Concrete has to be dry all the way through, which after washing means 24 to 48 hours of genuinely dry weather.

  4. Mask and protect

    Adjacent siding, garage thresholds, drains and planting beds are masked off before any product is opened.

  5. Apply in thin, even coats

    Thin and even beats thick and generous every time. Over-application is what causes blotching, tackiness and peeling down the line.

  6. Second coat where it's specified

    Applied once the first has flashed off, usually at right angles to the first for consistent coverage.

  7. Cure before use

    Foot traffic typically after four to six hours, vehicles after 24 to 48 depending on product and weather. We'll give you the actual numbers for what went down.

Why we won't seal ahead of rain

Trapped moisture is the number one cause of a sealing job going wrong. Seal concrete that's still damp underneath, or let a fresh coat get rained on before it's cured, and the result is a cloudy white blush in the slab, patchy adhesion, and film that starts lifting within a season. Once it's in there, fixing it means stripping the sealer off and starting again.

So sealing needs a genuine dry window: dry concrete going in, and dry weather while it cures. In practice that means May through September is the reliable stretch here, with good spells either side of it. We watch the forecast rather than the calendar, and if the weather turns we'll reschedule rather than push ahead and hand you a problem. It's occasionally inconvenient and it's the right call every time.

How long it lasts

A penetrating sealer generally gives three to five years. Film-forming acrylics run one to three, depending on how much traffic and direct sun the driveway takes — a south-facing slab under daily use is at the short end.

The useful part is that maintenance recoats are much simpler than the first application. As long as the surface has been kept up, a recoat is a clean and a fresh coat rather than a strip-and-restart. Letting a film-forming sealer fail completely before addressing it is what turns a straightforward job into an expensive one.

What affects the price

  • Area. Square footage, as with any coating work.
  • Sealer type. Penetrating and film-forming products differ in cost per litre and in coverage rate.
  • Surface. Exposed aggregate, stamped concrete and pavers are textured, so they consume noticeably more product than smooth concrete.
  • Condition and prep. Stain treatment, joint sand replacement or stripping a failed previous coat all add to the job.
  • Number of coats. Most driveways get two.

Does the driveway need pressure washing first?
